According to Thai Law, foreign nationals may not own freehold
land of any type of property other than a condominium. However, plots
can be leased on a 30 + 30 year basis, and with the appropriate extensions
the lease can become the equivalent of a freehold purchase. This is
totally safe, legal and the established method for foreign nationals
to own land, thus appreciating the rapidly expanding property market
in the Southern Gulf. When the Land-ownership rules change, as expected
in the next few years, this registered contract guarentees that the
freehold ownership will be transferred to the leaseholder. The purchase
is made by one payment, or a series of payments if required, of the
lease price. The contractural rights can be transferred from one party
to another enabling the sale of the land any time you wish.
The optional shared swimming pools will be built and maintained
by the households who use the pool in a shared venture. Costs are
approximately 700,000 Baht for a 9m by 6m pool. Your property can
be looked after by our property management department. We can provide
economic gardening and maintaince services and even handle the lease
of your property in your absence to cover the maintainace costs
and give you a return on your investment. The main infrastructure,
including access road, surface water control, electric, telephone
and water supply are included in the purchase price.
